广东:地价涨幅高于房价 地产金融时代将启-搜狐财经   《2015年度广东省房地产市场分析报告》出炉  广州日报讯  (记者王荔珏)日前,广东省房协发布的《2015年度广东省房地产市场分析报告》显示,2015年,广东省商品房销售面积1.17亿平方米,同比大增25.4%;销售金额1.14万亿元,同比增长35.2%;销售均价9796元 m2,同比增长7.8%,销售量、价均创下新高。与此同时,商品房库存也有小幅增长,截至2015年期末,全省商品房待售面积5637.94万平方米,同比小幅增长3.1%。其中,商品住宅3493.35万平方米,同比下降1.5%。  地价涨幅高于房价  地产金融时代将启  值得关注的是,虽然成交量价均创下新高,但房地产投资的增速却仍在下降。  数据显示,2015年,全省房地产完成投资8538.47亿元,同比增长11.8%,增速同比下降了5.4个百分点。商品房新开工面积1.27亿平方米,同比下降5.3%;竣工面积6044.43万平方米,同比下降17.5%。土地购置面积1478.80万平方米,同比下降24.4%;土地成交价款890.97亿元,同比增长4.0%;土地成交均价6025元 m2,同比大幅增长37.6%。其中,广深两市土地购置面积占全省18.4%,但成交价款占50.1%,广深两市成交价款占比大幅提高是拉动全省土地购置均价增长的主要因素。  《报告》指出,分化市场下,开发商纷纷重回大中城市、进一步推高了土地价格,地价涨幅高于房价、利润率下行的态势使得开发商的资金压力增大,地产金融化趋势将进一步加强。  作者:王荔珏来源广州日报)相关的主题文章:
